Fog Between Window Panes: Replace the Glass or the Window?

If the haze remains between the panes after you wipe the accessible glass surfaces, the problem is likely inside the sealed insulated glass unit. That is different from room-side condensation, which forms on the surface you can touch. The sealed unit may be replaceable on its own; fog does not automatically mean the whole window frame must come out.

Before deciding, check the condition of the sash, frame, sill, and lock. A glass-only replacement will not fix a rotted frame, a leaking opening, or a sash that no longer closes properly.

First confirm where the moisture is

1. Look for moisture on the room-side glass, especially during cold weather.
2. Wipe the interior surface with a clean dry cloth.
3. If safely accessible, check whether the outside surface is also wet or dirty.
4. If the cloudy area cannot be reached from either side and appears to sit between panes, treat it as a sealed-unit issue.
5. Do not remove glazing beads or glass to investigate the seal.

What a failed glass unit means

Insulated glass units use two or more panes with spacers and seals around the edge. The U.S. Department of Energy explains that spacer systems and associated sealants keep the glazing layers separated while helping prevent moisture and gas leaks. When haze is trapped inside the unit, surface cleaning cannot reach it.

A qualified glass or window provider can check whether the insulated glass unit is available as a separate replacement and whether the sash can safely accept it. Do not assume the same pane dimensions or glazing method fit every window.

When the glass may be replaced separately

A glass-unit replacement may be worth comparing when the sash and frame are straight, dry, secure, and still operate correctly. The existing window may be a good candidate if the problem is confined to the sealed glass and the replacement unit can be matched to the window.

Ask the provider to confirm the glass type and thickness, how the unit is retained, whether the sash needs to be removed, and what warranty applies to the replacement work.

When the whole window or a larger repair needs review

A replacement sash or full window deserves consideration if the frame is rotted or distorted, the sash cannot lock, water is getting around the frame, or the window has other failures that a new glass unit would not solve. If the sill or lower jambs are soft, investigate the moisture path before ordering glass.
